Technical
Specification
Base
We offer a timber or steel modular base system depending on your needs. Both bases are supported by several concrete pads, providing a durable and high standard foundation system for your Garden Room. Our base can be adjusted for a perfectly level finish. The base is filled with flooring insulation for excellent thermal performance and covered with timber boarding ready for the sim flooring of your choice.
External Finish
With a range of contemporary composite claddings or treated timber in various colours, make the external finish of your garden sim room blend in or stand out as you wish. All cladding is supported by treated battens providing a breather space beneath.
Windows & Doors
We have a range of contemporary UPVC and aluminium Patio, French and bi-fold options in a range of colours. Full height and corner return windows are also available. All sizes and positioning of frames are completely bespoke.
Flooring
Laminate, vinyl and carpet tiles are available in an array of colours and finishes to go alongside our turf options.
Walls
There are several layers to the walls. For the outer layer we use a high quality treated sawn timber. In the middle layer is a vapour barrier and insulation to create a breathable membrane. The final inner layer is thick board which is incredibly durable. These layers provide thermal comfort with protection against heat loss and efficient moisture management with effective control against condensation.
Internal Finish
The inside of your garden room will have insulated plasterboard installed to provide extra thermal protection. The room is then professionally plastered and ready to be decorated in a colour of your choice to go alongside the design of the Golf Simulator.
Roof
Our flat roof system is covered with EPDM Firestone Rubber for durability with guttering and downpipe to rear. The high-quality finish ensures no leaks or damp spots.
In some cases you DO NOT NEED PLANNING PERMISSION. Under permitted development rights you are able to construct a garden room providing it does not exceed more than 50% of the original garden space. The garden room must have a maximum eaves height of 2.5m so it all depends on the layout of your Golf simulator. We take care of all the planning applications so we complete your Garden Golf Simulator Room from complete start to finish without you lifting a finger.
